Class Summary


Appraising Large Dairy Farms
 

Objective: the objective of this class is to teach those attending  the sales analysis of large dairy farms , and applying this analysis to the appraisal/assessment of similar properties.
 
Those attending will learn the following
 
1. Brief discussion of the trends in the dairy industry.
 
2. Sale analysis using the Building Residual Technique- students will be given vacant land sales and will be expected to arrive at a value for the land sold with the dairy.
 
3. The buildings sold with the dairy will be described via a handout. The students will be expected to "breakout" the buildings and calculate the size and capacity.
 
4. The Replacement Cost New (RCN) for dairy facilities will be discussed based on the various designs and construction materials used today.
 
5.The sale will be analyzed by use of a spreadsheet that will utilize the abstracted land value from area sales, a RCN for each improvement will be calculated, with the depreciation analysis completed. This data can then be used in a Cost Approach analysis.
 
6. The sale will be analyzed by a unit of comparison. This will allow for the sale to be utilized in a Sales Comparison Approach.
 
The student should bring a calculator, pen and paper to this class. This will be a hands on , open discussion format.

The class will taught by three speakers.
All three are licensed appraisers with the State of Wisconsin holding a Certified General Appraiser license.
